The everything bubble is going to crash and take down the markets including real estate, both commercial and residential. You can't raise interest rates into a recession on top of 70% of Americans having less than $1000 in their bank. The federal reserve is stuck between a rock and a hard place. They have to raise rates to stop inflation but this kills the weak economy that is desperately in need of massive QE in the tune of trillions of fiat dollars. So their doing both at the same time. Never going to work.

Getting consumers into debt they have no business getting into. Whether it is shoddy underwriting of liar and drive by loans; or "refinancing" part of the downpayment. The result is the same: people get into housing they have no business financing. The story of at least south coastal Florida is foreign investors parking capital in the "safe" USA at the expense of the average local. Do a mortgage payment to income ratio for the locals.
