Down payment assistance is not going to help with affordability it makes it worse. Because all you’re doing is creating more demand for a limited supply of homes. If government wants more affordable homes they need to increase supply. You can only do that by making it easier and cheaper to build new construction by offering incentives to the people and companies that actually build homes. Tax incentives, reducing or eliminating zoning restrictions and regulations, providing government subsidies and special financing like zero interest construction loans for builders who construct and maintain affordable housing especially multi family high density housing. We need more federal, state, and local funding and changes to the laws that regulate housing. Also expand and fund section 8 and funding both for profit and nonprofit organizations. Imagine if the federal government gave zero interest construction loans, grants, subsidies and local governments allowed no property taxes for 25 years, and no state income taxes on rental income for any person or organization that builds multi family high density housing and maintains it and is not subject to rent control but the rents have to stay 50% of the local market rent or less than 50% of the median income for that area. You would have all the money on wall street flooding to build new homes/apartments.
