  1. Home prices are not easing in Orange County, CA. They are actually going up. Listing prices mean nothing. A house listed for $990,000 will end of selling for 1.2. or 1.3 million. So I guess this doesn't apply for Orange County, California. Major bidding wars still going on.

  25. How does the Federal Reserve lower inflation? Raise Interest rates, the only tool they have. When you raise interest rates it makes borrowing more costly. Specifically Mortgage rates, when you have to pay huge amounts of money just to service that loan, home buyers are very reluctant to purchase new homes. This causes demand for real estate to go down, this forces home sellers to lower prices to attract those very same buyers. Which affect's the very inflation of that market. This is by design and predicted by the Federal Reserve 2 years ago describing this period as "a little pain to tame inflation". There could not be more clear evidence of this policy working, than with this very sector, Real Estate.

  26. So why are real estate agents lying through their teeth saying this is the best time to buy? I expect another 25-30% drop from the exorbitant and totally unsustainable increase we saw during the pandemic FOMO.
