Talking about rent coming down? As an owner of 3 rental units all of the owner’s costs have gone up. Water and sewer, real estate taxes, mortgage is hopefully a fixed rate, but some mortgages are restarted every five years. I forgot insurance for the units doubled this year. Appliances barely last four years, water heaters about 7 years, furnaces maybe 10 years. A plumber is $125 just to come out. Electrician are similarly expensive. There is yard work including snow removal An owner is successful financially if the owner clears $100 a month after all of this. Don’t forget cleaning and miscellaneous repairs. Where are owner’s costs coming down so rents can come down? Please do the math to see what it costs just to make an apartment available to rent.
