Appraising a business is entirely different from appraising a home for sale. As an appraiser for a Big 4 accounting firm, business appraisals are routinely used for re-financing, and use 3 forms of valuation: 1)Bricks & Mortar real estate replacement cost. 2)Comparable sales comparisons. And, 3)A five year discounted (Net Present Value) projected revenue model of the business, employing some assumptions & judgement (by me, as the one writing that part of the appraisal). The banks know my valuation (the net present value projection is the most accurate and valid form of appraisal) is an educated guess considering the marketplace & the business as a going concern. It's up to the bank to make their own assessment of whether the operating business that I appraise constitutes adequate value to satisfy their collateral requirements for the loan extension. After I sign & deliver it, the Bank still has a responsibility to assess the valuation. An appraisal is standard stuff, with inflation and growth of any business the valuation rises over time, so to increase business leverage to optimal levels, we re-appraise & re-finance.
