It's interesting to see how inflation expectations and consumer confidence are intertwined with monetary policy decisions.
Fed rates have very little impact on inflation compared to government deficit spending. When a bank loans money to the private sector, real tangible value is added to the economy. When the federal reserve creates bonds to cover deficit spending, value is extracted. Think of deficit spending as counterfeiting because it has the same exact effect.

The housing crash is due within the next 2-5 years based on historic housing cycles from bust to boom. Before it crashes, the market goes parabolic and that hasn't happened yet. For it to go parabolic the rates come down and money is easy to loan.
